Preparing a home for sale is about doing the right things, not everything

As a licensed general contractor, I help sellers make smart prep decisions that improve how a home shows and performs on the market without unnecessary disruption or overspending.

Every project we do will be intentional, so buyers can see themselves in your home

Part of my job is helping you decide what not to do.

During the listing consultation, we walk through your home together and talk honestly about what will meaningfully improve market readiness and what can be left alone. From there, we decide if any prep is worth doing before listing.

All work is approached transparently, with clear estimates, realistic timelines, and an understanding of return.

This work is handled through a licensed, insured, and bonded business and is kept separate from my real estate representation.

Preparing your home for the market often means managing a handful of small projects. Knowing who to call can make all the difference.

As a licensed general contractor, I can help sellers identify what’s worth addressing and coordinate the work with trusted, vetted professionals. This may include:

Painting, flooring, and lighting updates

Landscaping and curb appeal

Minor repairs and cosmetic improvements

Occasionally, a larger project makes sense, but more often, the biggest impact comes from strategic updates that help buyers see themselves in the home.

An optional service, designed to save you time and stress when listing your home

Selling your home already comes with enough decisions. My goal with home prep services is to simplify the process, reduce friction, and help you feel confident that your home is being presented at its best.

If you’re considering selling and want guidance on what’s actually worth addressing before listing, we can start with a conversation.
